The Challenge: Managing an Invisible Risk
Underground car parks in large commercial buildings are enclosed or semi-enclosed spaces where vehicle exhaust can cause carbon monoxide to accumulate.
Traffic levels also vary significantly throughout the day and across the year. During busy periods, ventilation must respond quickly to rising CO levels. At quieter times, however, operating fans continuously at full capacity wastes a considerable amount of energy.
A traditional fixed-schedule ventilation system cannot always respond effectively to these changing conditions. The IKEA Auckland project therefore required a monitoring and control solution that could protect visitors and staff while operating the ventilation system more efficiently.
The Solution: Demand-Controlled Ventilation with Tongdy TKG-CO

Accurate CO Monitoring
The TKG-CO uses a long-life electrochemical sensor to continuously measure carbon monoxide concentrations. Different measurement ranges are available to suit specific project requirements.
Automatic Ventilation Control
The controllers provide real-time CO data to the ventilation system. When the concentration exceeds the configured threshold, the exhaust fans can be activated automatically.
Once CO levels return to an acceptable range, fan speed can be reduced, or the ventilation system can be switched off. This demand-based approach reduces unnecessary fan operation and associated electricity costs.
An optional audible alarm can also be enabled to provide an immediate on-site warning when CO concentrations become unsafe.
BAS and BMS Integration
The TKG-CO supports Modbus RTU and BACnet MS/TP communication, allowing the devices to be integrated into the store’s existing building automation or building management system.
Facility teams can centrally monitor CO levels, review operating conditions, and coordinate ventilation control through the building management platform.
Flexible Control Outputs
The controller provides 0–10 V or 4–20 mA analogue outputs, together with two relay outputs. These options allow it to connect with different types of exhaust fans, variable-speed drives, alarms and ventilation control systems.
